Preparation is critical to help you through the purchasing process and be ready for that right property. These are some of the requirements that you should consider:

Research

As a prospective purchaser you should also do your own research on the property and area you are purchasing in. Local Council and State Government websites are a \ good source as well as other sources such as Core Logic Price Finder, realestate.com.au and domain.com.au.

Finance

Organise your finance in advance with your Bank or Mortgage Broker. Pre-approval of finance is an advantage in securing a property. Ensure you have your deposit ready and available ready for payment following contract acceptance by the seller/vendor.

Legal Services

Having a conveyancer or solicitor in advance is good practice so a contract for exchange is not delayed.

Building & Pest Inspections

For peace of mind you should have an independent Building & Pest Inspection completed as per your contract to ensure there are no problems that could cost you down the track.

If your purchase is a new property you should also plan to have another Building & Pest Inspection completed before the statutory building warranty expires.

Pre Settlement Inspection

It is recommended that you or a representative of yours should inspect your purchase pre settlement to ensure the property is exactly as you agreed on with the Contract.

Settlement

The settlement date is negotiated at the offer stage, subject to your finance, building & pest, plus any other condition.

When settlement has been completed you will be a happy property owner.
